Loandock 10DLC Compliant SMS Consent Documentation

Purpose

This document outlines how Loandock obtains borrower consent to receive SMS notifications and marketing messages about their mortgage applications, in full compliance with 10DLC, TCPA, and CTIA guidelines. Messages include:

  • Application status updates
  • Document requests and reminders
  • Rate-lock confirmations
  • Approval notifications
  • Funding date reminders
  • Closing updates and next steps
  • Account notifications and alerts
  • Two-factor authentication (2FA) verification codes
  • Marketing messages and promotional offers

1. Digital Consent (CRM Integration)

Message Flow:

Loan officers access the Loandock CRM at crm.loandock.com and create or manage a borrower profile.

The system displays an optional, unchecked by default SMS consent checkbox with the following disclosure:

"By providing your phone number, you agree to receive SMS application status updates, account notifications, 2FA verification codes, and marketing messages from Loandock. You are opting into marketing texts. Message frequency may vary. Standard Message and Data Rates may apply. Reply STOP to opt out. Reply HELP for help. Consent is not a condition of purchase. We will not share mobile information with third parties for promotional or marketing purposes. View our Privacy Policy at loandock.com/privacy."

The SMS consent checkbox is:

  • Optional — NOT required to create the borrower profile
  • Unchecked by default — loan officer must actively check it
  • Specific and explicit — separate from other consents
  • Clearly visible — not buried in terms and conditions

Upon opt-in, the borrower receives a confirmation SMS:

Loandock: You've been enrolled in SMS updates for your mortgage application. Msg frequency varies. Msg & data rates may apply. Reply STOP to opt out, HELP for help.

2. Verbal Consent (Phone or In-Person)

Message Flow:

During phone calls or in-person meetings, loan officers obtain verbal consent using the following script:

Loan Officer Script:

"Hello [Borrower Name], this is [Officer Name] from Loandock. Would you like to receive text message updates about your mortgage application? This includes status updates like 'application received,' 'document requests,' 'approval notifications,' and 'funding date reminders.' Message frequency may vary and standard message and data rates may apply. You can text HELP for support or STOP to unsubscribe at any time. If you'd like to opt in, please say 'Yes' now."

Borrower Response:

"Yes"

Confirmation SMS Sent:

Loandock: Thank you for opting in to receive SMS updates about your mortgage application. Msg frequency varies. Msg & data rates may apply. Reply STOP to unsubscribe, HELP for help.

3. Email-Based Opt-In

Message Flow:

When borrowers receive an email invitation to start their application, they may opt in to SMS by replying "YES" (case-insensitive).

Upon receiving a valid "YES" reply, the system sends:

Loandock: You're now opted in to receive status notifications via text for your mortgage application. For help, reply HELP. To opt out, reply STOP.

4. SMS Keyword Opt-In

Message Flow:

Borrowers can text any of the following keywords to opt in via SMS:

10DLC Compliance & Opt-Out

10DLC & TCPA Compliance

All SMS communications require express written or verbal consent. Consent is not a condition of service. All opt-in methods comply with 10DLC, TCPA, CTIA, and carrier requirements.

Message Type

Loandock sends informational/transactional messages (status updates, account notifications, 2FA codes) and marketing/promotional messages. Users are explicitly informed they are opting into marketing texts.

Message Frequency

Message frequency varies based on mortgage application activity. Typically 2-10 messages per month during active processing.

Rates & Privacy

Standard message and data rates may apply. We will not sell or share mobile information with third parties for promotional purposes.
