Loandock 10DLC Compliant SMS Consent Documentation
This document outlines how Loandock obtains borrower consent to receive SMS notifications and marketing messages about their mortgage applications, in full compliance with 10DLC, TCPA, and CTIA guidelines. Messages include:
Loan officers access the Loandock CRM at crm.loandock.com and create or manage a borrower profile.
The system displays an optional, unchecked by default SMS consent checkbox with the following disclosure:

During phone calls or in-person meetings, loan officers obtain verbal consent using the following script:
Loan Officer Script:
"Hello [Borrower Name], this is [Officer Name] from Loandock. Would you like to receive text message updates about your mortgage application? This includes status updates like 'application received,' 'document requests,' 'approval notifications,' and 'funding date reminders.' Message frequency may vary and standard message and data rates may apply. You can text HELP for support or STOP to unsubscribe at any time. If you'd like to opt in, please say 'Yes' now."

When borrowers receive an email invitation to start their application, they may opt in to SMS by replying "YES" (case-insensitive).
Upon receiving a valid "YES" reply, the system sends:

All digital, verbal, email, and keyword consents are stored in our CRM with timestamps indefinitely to meet TCPA, CTIA, 10DLC, NMLS, and CFPB requirements.
All SMS communications require express written or verbal consent. Consent is not a condition of service. All opt-in methods comply with 10DLC, TCPA, CTIA, and carrier requirements.
Loandock sends informational/transactional messages (status updates, account notifications, 2FA codes) and marketing/promotional messages. Users are explicitly informed they are opting into marketing texts.
Message frequency varies based on mortgage application activity. Typically 2-10 messages per month during active processing.
Standard message and data rates may apply. We will not sell or share mobile information with third parties for promotional purposes.
