UCD 2.0: use October to test your closing files

An October closing-data test plan covering UCD 2.0 fee mapping, submission feedback and unresolved errors.

Fannie Mae and Freddie Mac updated their Uniform Closing Dataset 2.0 resources on September 29. The mandate dates are still due to be announced in the fourth quarter. What changed last week

The latest specification, Revision 6, reverses a Revision 5 change involving proceeds from concurrent subordinate liens on refinance transactions. It allows those proceeds in the dataset, consistent with purchase transactions. If your team or vendor built a rule around the previous revision, that deserves another look. This is a closing-data specification change. Loan eligibility still needs to be checked under the applicable lending requirements.

Start with fee mapping

The GSE lender readiness checklist puts fee mapping near the top of the work. Teams need to match their fee names to valid UCD 2.0 categories and update their training. The checklist warns that deleted fee categories can cause files to fail in both test and production. Lender readiness checklist

Pick a small sample that covers the fees your team encounters regularly. Compare the Closing Disclosure with the exported data, then review the submission feedback with whoever can correct the mapping. Keep the sample and the result so the same case can be tested after the fix.

Test the whole submission

During the transition, submissions can follow UCD 1.5 or UCD 2.0. A file that mixes the two formats can receive an unsuccessful submission status. That makes a completed software update only part of the work. The exported file needs to pass as a complete submission. GSE quick start guide

The lender checklist recommends testing in your own environment and the GSE test environments, reporting errors to vendors, and checking the corrected files again. It also makes the responsibility clear: using vendor software leaves the lender responsible for meeting the data requirements. Lender readiness checklist

Give October a concrete result

Our recommendation is to leave this month with a tested set of closing files and an assigned owner for each unresolved error. Record which software version produced each result. When a vendor releases a correction, run the affected cases again.

Keep the mandate dates marked as pending until the GSEs announce them. The current timetable says those dates will be announced in Q4; it does not set a Q4 implementation deadline. Fannie Mae UCD page
