Loandock vs Tidalwave: a smooth application does not shorten the condition list

Tidalwave and Loandock both put AI on a mortgage file and both talk about documents, so they land on the same shortlist. They pick the file up at different moments, and one of those moments is where your days actually go. Loandock picks it up at the condition list, which is the stretch that decides whether you close on time.

What Tidalwave markets

Tidalwave's product is SOLO, which the company markets as an AI-guided borrower application: it walks an applicant through the application, collects the documents that application calls for, and reviews what comes back, including analysis of bank statements. What we do not see marketed on their site is condition-level write-back into the loan origination system, which is the piece that matters once underwriting has issued a condition list. Check their site for the current feature list before you decide.

What Loandock does

Loandock picks the file up at the condition list. It reads the file to work out what the underwriter actually asked for, sends the request to your borrower, follows up until the item is in, checks that it is the right document type for the right person covering the right period, and files it to the loan in Encompass. Loandock marks conditions fulfilled; your underwriter clears them. When a borrower sends the wrong thing, Loandock rejects it with the reason and asks again, instead of filing it for someone to catch later.

The condition list arrives after the easy part is over

A perfect application experience still ends with a file going to underwriting, and underwriting comes back with items nobody could have known at intake: a letter explaining a deposit, an updated statement because the file aged past 30 days, a corrected page on a document that was already reviewed once. That work lands on your borrower after the part of the process that felt easy, which is exactly when borrowers stop answering. It is where files sit for weeks, and it is the only stretch Loandock works. Loandock has a live file carrying 120+ conditions and flags, worked start to finish in 7 days against the roughly 25 days that file would normally take. That is one file rather than an average, and the rest of them are on the results page.

Whatever collects your application hands the file off at submission

Loandock does not touch your application flow, and it does not need to. It starts where the conditions are issued and works them in Encompass, which means the front of your funnel keeps whatever you have already bought and trained people on. A tidy initial package gives Loandock less to chase on day one. It gives Loandock exactly the same amount to chase once underwriting responds, and those are the hours that are costing you closings.

Why you choose Loandock

Your borrowers judge you on the closing date, and your referral partners do too. That date is set in the stretch between conditional approval and clear-to-close, by how quickly open conditions come off the list. Loandock owns that stretch: it asks for exactly what each condition names, keeps asking by text and email until the item lands, sends back the wrong version with the reason, files the right one against the condition in Encompass, and marks it fulfilled for your underwriter. It runs per file, so you can put it on your next batch of approvals and watch what happens to your milestone dates.
