Should mortgage AI live in your chat app or your LOS?
A wave of mortgage AI meets your team in chat. The file still lives in the LOS. Where the AI lives decides what it can finish.
A wave of mortgage AI is moving into the chat window. Message the assistant like a coworker, ask about the file, get an answer where you already spend your day. The adoption logic is real: nobody wants another tab, and a tool your team never opens is worth nothing.
But watch what happens after the chat. The assistant flags a condition, summarizes a document, reminds someone to follow up. Then a person opens the LOS and does the thing. The chat layer made the human faster at finding the work. The work is still theirs.
That is the fork in mortgage AI right now, and it is worth naming plainly. An AI can live where you talk about the file, or it can live where the file gets done. Those produce different products. One optimizes the conversation. The other optimizes the condition.
The test I would put to any mortgage AI, including ours: when it finishes, did the LOS change? Did a document get filed to the condition that asked for it, with a status your underwriter can act on? Or did a human receive a well-written message asking them to do that?
There is a reason the chat window is the easier place to build. The LOS is where the liability lives, where the audit trail lives, where a wrong write is a real problem. Building there means earning a scoped API user, logging every action, and being careful in ways a chat interface never has to be. It is slower to build and easier to trust.
We picked the LOS. Loandock works the condition list inside Encompass, chases the borrower, verifies what comes back, files it, and marks the condition fulfilled for the underwriter. You can ask it about a file. But asking was never the bottleneck. Finishing was.
Both layers will exist in five years, and good shops may run both. Just know which one you are buying, because only one of them shortens the file.
