Fannie Mae's rental income deadline moved to December 1

The application date and lender adoption date determine which rental income requirements a processor should use.

Fannie Mae has moved the required start date for its rental income changes to December 1, 2026.

The September 23 revision replaces the November 1 deadline. Lenders must use the new policies for loans with application dates on or after December 1. They can adopt the changes earlier.

For a processor, the application date and the lender's adoption date both matter. A December closing date alone does not tell you which requirements the lender is using.

Before requesting rental documents, confirm the requirements for that loan with the lender. If your team adopts early, make sure originators and processors get the same instructions. An older training note that says November 1 may need updating.

This date change is specific to rental income. The announcement's appraisal and Native American lending sections have their own effective dates. Lenders using UAD 3.6 must follow its Policy Supplement.
