The headline on prudent.ai is “Determine eligibility at intake.” The copy under it describes classifying documents, flagging missing documents and verifying income at origination, “before it hits underwriting.” Their site describes “Qualifying income, calculated at intake,” and says eligibility “runs against your non-QM investor matrices.” Encompass is one of the integrations listed on that page.
Your underwriter responds either way
Intake work answers whether the borrower qualifies and on what income. Then the file goes to underwriting, and it comes back with a list. A letter explaining a deposit. An updated statement because the file aged past 30 days. A corrected page on a document somebody already reviewed once, plus a condition tied to something that only surfaced on the appraisal. That list is the part that sits, because working it means going back to a borrower who thought they were finished, then going back again four days later when nothing has arrived. Priced right and calculated right at intake does not shorten that phase by a day.
What Loandock does with that list
Loandock reads the condition list, works out which conditions need something from your borrower, and sends one request for exactly those items. It follows up by text and email until they land. Count the days before you buy anything
Pull ten recent loans and count the calendar between conditional approval and clear-to-close. On most non-QM pipelines that number is ugly, and it is ugly for a boring reason: the conditions came back and nobody had a free afternoon to chase them. Software that ends at submission leaves that number exactly where it is.
