Loandock vs Candor: a faster underwrite still waits on the borrower

Candor and Loandock both come up when a lender goes shopping for AI on the file. Candor's own copy puts it at the underwriting decision. Loandock starts once that decision has produced a condition list, and works the borrower documents until the file is ready for clear-to-close. What Candor's site describes

Candor (candortechnology.com) leads with “AI-powered underwriting, engineered” and describes what their site calls “the industry's first and only patented AI-powered underwriting engine,” technology that in their words “thinks like an underwriter.” Their site claims “500+ lenders already shipping with Candor.” Their document product, CandorDI, is described on their site as going “from upload to insight in seconds,” ingesting “any mortgage document,” classifying it, and extracting structured data. Their copy also describes a condition workspace where you can “link documents directly to conditions, add comments, and take action,” with the available actions listed as “fulfill, clear, waive, edit, or suppress” inside one interface.

Those are the verbs of the person making the call

Fulfill, clear, waive, edit, suppress. That is a decision-maker's vocabulary, written for the person sitting in the interface with the file open. Something still has to produce the documents those verbs act on, and produce them out of a borrower who has a job, a moving truck booked, and no idea what a VOE is. A condition with the document already linked to it is a different animal from a condition waiting on a bank statement nobody has sent, and your pipeline is full of the second kind.

Loandock works the documents after the decision

Loandock reads your condition list, works out which conditions need something from the borrower, sends one request for exactly those items, follows up by text and email until they arrive, checks each document is the right one for the right period, files it against the condition in Encompass, and marks that condition fulfilled. When a borrower sends last year's W-2 or a screenshot missing a page, Loandock sends it back with the reason instead of filing it. On live production files that has meant 35 underwriter conditions fulfilled over one weekend, on a single live file.

Which verb the software performs

Candor's published list of actions includes both fulfill and clear, sensible design for an interface an underwriter works inside. Ask any vendor, this one included, which of those two verbs the software performs on its own and which one a person performs. Fulfillment is documentation work and software can own it end to end. Clearing is a credit judgment that carries your lender's liability, so a person signs it. Loandock's answer is the one at the top of this page, and it does not move under a sales cycle.

A faster decision moves the start of the wait

Run it against your own pipeline. Say the underwrite that took two days now takes two hours. The list comes back the same afternoon, and then it sits, because the next move belongs to a borrower who is at work and a processor who is carrying every other file in the queue. Hours saved at the decision do not touch the days spent waiting on documents. A list moves when somebody asks for the right item, reads what comes back, rejects the wrong version, and asks again.
